Bellevue

Bellevue isn't just another suburb. It's where tech executives, business leaders, and families who value excellence choose to live. Homes here are investments—in location, in architecture, in lifestyle. And those investments deserve more than a quick paint job.

From the waterfront estates of Medina and Yarrow Point to the contemporary luxury of downtown high-rises, Bellevue's homes demand precision. Clean lines that complement modern architecture. Finishes that hold up to Lake Washington's moisture. Crews that understand discretion matters as much as craftsmanship.

We've served Bellevue since 2003. Over 400 Bellevue homes painted. Licensed, bonded, and insured. Benjamin Moore and Sherwin-Williams exclusively. 3-year warranty on every project.

We know these neighborhoods. We understand what it means to work on a $3M home where every detail is intentional.

The Neighborhoods We Know

Medina & Yarrow Point: Waterfront estates where lake exposure demands marine-grade protection and flawless execution.

Clyde Hill & Beaux Arts: Established luxury where historical character meets modern expectations.

Bridle Trails: Custom homes on wooded lots requiring careful prep and weather-resistant finishes.

Downtown & West Bellevue: Contemporary architecture demanding sharp lines and modern palettes.

Somerset & Newport Hills: Family homes built for longevity—prep that lasts, finishes that endure.

FAQ

Common questions about working with us

We’re ready to respond to your doubts
Do you provide free estimates?

Yes. We'll visit your home, assess your project, discuss your vision, and provide a detailed proposal — no obligation.

What areas do you serve?

We serve King and Snohomish Counties, including Seattle, Bellevue, Kirkland, Redmond, and surrounding Eastside communities. If you're unsure whether we cover your area, just ask.

Do you work on both interior and exterior projects?

Yes. We handle interior painting, exterior painting, cabinet refinishing, deck staining, wood refinishing, and specialty finishes.

Are you licensed and insured?

Fully licensed, bonded, and insured in Washington State. We carry comprehensive liability and workers' compensation coverage.

What brands of paint do you use?

Benjamin Moore and Sherwin-Williams exclusively. We don't offer budget alternatives — quality materials are part of our standard.

Do you use subcontractors?

No. You'll meet your crew at the estimate, and they'll be the ones painting your home from start to finish.

How long does a typical project take?

Interior projects: 3-7 days depending on size. Exterior projects: 7-14 days depending on home size and prep needs. We provide a detailed timeline in every proposal.

What does your prep work include?

Surface cleaning, caulking, priming, sanding, and protecting your belongings. Proper prep is what makes paint last — we don't skip it.

Will you protect my furniture and floors?

Absolutely. We cover floors with drop cloths, mask trim and fixtures, and protect all furniture. Daily cleanup is part of our process.

Do you work on weekends?

Most projects run Monday through Friday, but we can arrange weekend work if needed. Just let us know your scheduling preferences.

How do you handle weather delays (for exterior projects)?

We monitor forecasts closely and adjust schedules as needed. Rain delays happen — we'll communicate proactively and reschedule as soon as conditions allow.

Can I stay in my home during the project?

Yes, for most projects. We work room by room to minimize disruptions. For whole-house exteriors, you can stay — we just need access to all sides of the home.

How much does painting cost?

Every project is different. Interior rooms typically start around $500-800. Full exterior homes range from $5,000-15,000+ depending on size and condition. We provide itemized proposals within 24 hours of your consultation.

Do you require a deposit?

Yes. We request 25% down to schedule your project, with the balance due upon completion.

How do you help with color selection?

We bring samples to your home and test them in your actual lighting. You'll see how colors look throughout the day before we commit. By the time we start painting, you'll be confident in your choice.

Why do you offer a 3-year warranty?

Because we're confident our work lasts. Most painters offer one year — we offer three because proper prep and premium materials mean your paint won't fail.

Do you offer payment plans?

We accept cash, check, and all major credit cards. For larger projects, we can discuss payment schedules. Full payment is due upon project completion.

How quickly can you start?

Most projects can start within 2-4 weeks, depending on season and schedule. During peak summer months, we may book further out. The sooner you reach out, the more flexibility we have.

Ready to get started?

Share your vision. We'll schedule a free in-home consultation and provide a detailed proposal.
